The Property Maintenance Technician plays a key leadership role in contributing to the maintenance and readiness of our multifamily communities, ensuring homes, common areas, and property assets are maintained to the highest standards. This role ensures quality, responsiveness, and timely completion of maintenance and unit turn activities. The Property Maintenance Technician works closely with the Maintenance Supervisor and leasing team to ensure apartments are move-in ready, residents receive outstanding service, and every home reflects the professionalism and excellence of our company. ABOUT YOU * Strong time management and organizational skills. * Good problem-solving and decision-making abilities. * Knowledge of apartment maintenance, unit turns, building systems, and preventative maintenance. * Knowledge or experience in HVAC, trim carpentry, electrical and plumbing is a plus. * Skilled in diagnosing and completing a variety of general maintenance and repair tasks. * Strong communication and interpersonal skills to work effectively with residents, vendors, and internal team members. * Self-motivated, proactive, and able to manage multiple priorities. * Able to work independently while also being a dependable team member. * Positive attitude and professional demeanor. * Committed to quality workmanship, continuous improvement, and professional growth. * Represent Choice Management in a positive and professional manner in and outside of the company. HOW YOU’LL MAKE AN IMPACT * Respond to and complete resident work orders promptly, professionally, and with a high level of customer service. * Perform general maintenance and repairs throughout apartments, common areas, and property grounds. * Complete unit turns and ensure apartments are clean, functional, and move-in ready. * Perform preventative maintenance and routine inspections of building systems, equipment, vacant units, and common areas. * Troubleshoot maintenance issues and determine when repairs can be completed in-house or require a vendor or trade partner. * Coordinate with vendors and trade partners as needed to complete repairs and maintenance projects. * Communicate clearly with residents regarding maintenance requests, timelines, and completed work. * Maintain accurate records of work orders, repairs, inspections, and preventative maintenance. * Help maintain an organized inventory of maintenance supplies, equipment, and tools. * Keep maintenance areas, equipment, and workspaces clean, safe, and organized. * Follow company policies, safety procedures, and applicable housing and building regulations. * Identify recurring maintenance issues and recommend solutions that improve property operations and resident satisfaction. * Assist with maintaining property curb appeal and the overall appearance and condition of the community. * Prioritize work effectively based on resident needs, unit turn schedules, and property priorities. * Work collaboratively with the property management and leasing teams to support a positive resident experience and timely move-ins. * Take ownership of assigned responsibilities and follow through to completion. * Contribute to a culture of excellence, ownership, teamwork, and continuous improvement. REPORTING RELATIONSHIP The Maintenance Technician reports to the Maintenance Supervisor. JOB HOURS * 40-45 hours per week (7:45am – 5pm, M-F). * Lunch meetings are occasionally required. * After hours and weekends may be necessary on occasion for trips, events, or to meet deadlines. * Travel is occasionally required.
